Lake Havasu City, Kingman and Bullhead City: Mohave Low Property Taxes, RV Garages and Second Homes

Updated October 2026

Lake Havasu City buyers often prioritize boat storage and RV garages, while Kingman and Bullhead City searches may emphasize acreage, retirement living or seasonal use. A seemingly modest property-tax bill can make these homes attractive, but Adobe & Arroyo compares the entire ownership budget rather than treating low taxes as a countywide guarantee.

Understand the tax bill behind the listing

Arizona uses both Full Cash Value, or FCV, and Limited Property Value, or LPV. LPV generally follows a 5% annual growth cap under the standard rule, while new construction and certain other changes can produce a different calculation. A newly added RV garage can therefore affect future valuation.

A qualifying Class 3 primary residence has a 10% assessment ratio. That percentage is applied within the assessment calculation; it is not the homeowner’s tax rate. Primary-residence classification and applicable homeowner state-aid credits also differ from second-home treatment. Check the actual parcel classification instead of copying the seller’s advertised tax expense.

The Arizona Department of Revenue Property Tax explains the valuation framework. Add special-district charges, insurance and HOA dues to the monthly payment calculator for a more complete comparison.

An oversized garage needs market support

An RV garage can be valuable to a buyer without contributing its full construction cost to the appraisal. The appraiser considers comparable sales, permitted improvements and local market reaction.

| Feature | Documents worth gathering |

| Attached RV garage | Permits, dimensions and completion records |

| Detached workshop | Approved use and utility information |

| Converted garage space | Permits and evidence of residential suitability |

| Acreage access | Recorded easements and road-maintenance terms |

Avoid assuming storage space counts as residential living area. If value depends heavily on a specialized improvement, discuss that feature before choosing a financing strategy.

Plan honestly for seasonal occupancy

A winter residence may qualify as a second home when it meets the loan’s requirements. A property purchased principally to generate rental income should be evaluated differently. Occupancy influences pricing, down payment expectations and potentially reserve requirements.

The 2026 one-unit conforming limit is $832,750 statewide. Review the FHFA Loan Limits when deciding whether a larger down payment could avoid jumbo financing.

Arizona imposes no state real estate transfer tax, but title, escrow and recording expenses still apply. Include any HOA working-capital contribution in closing funds. Request a personalized quote with the occupancy plan, garage details and estimated insurance so the financing reflects the actual Mohave County property.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
