Updated October 2026

A Flagstaff cabin, Prescott retirement home and Sedona weekend property can have similar asking prices but very different financing requirements. Adobe & Arroyo starts a northern Arizona mortgage comparison with three practical questions: how you will occupy the home, whether insurance is available, and what the property actually costs to carry through every season.

Choose the occupancy category before comparing rates

A primary residence, second home and investment property are not interchangeable loan applications. A second home generally needs to be suitable for personal, year-round use and meet the selected program’s occupancy requirements. A property operated principally as a rental should be evaluated under investment-property guidelines instead.

For 2026, the baseline conforming limit for a one-unit property is $832,750 throughout Arizona. The loan amount, rather than the purchase price alone, determines whether that ceiling is exceeded. A larger down payment can therefore keep an expensive purchase within conforming financing.

Review the FHFA Loan Limits and compare current mortgage rates using the same occupancy, down payment and rate-lock assumptions. Otherwise, a seemingly cheaper quote may describe a different transaction.

Make insurance part of the property search

Wildfire exposure can affect insurance availability in wooded neighborhoods around all three markets. Obtain an address-specific quote before removing important purchase contingencies, and ask about replacement-cost coverage, deductibles, roof restrictions and any separate policies needed.

Insurance premiums and association dues belong in the affordability calculation alongside principal, interest and property taxes. The monthly payment calculator helps compare scenarios without treating the mortgage payment as the entire ownership budget.

Read the tax bill and closing statement together

Arizona distinguishes Limited Property Value, or LPV, from Full Cash Value, or FCV. LPV generally has a 5% annual growth cap, but construction and other qualifying changes can trigger different valuation rules. Do not assume the seller’s bill predicts yours exactly.

Use the Arizona Department of Revenue Property Tax resources to understand classification and valuation. Arizona has no state real estate transfer tax, although a $2 Affidavit of Property Value filing fee applies when that affidavit is required. Escrow, title, recording and prepaid insurance charges remain separate costs.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
