Yuma County Mortgage Hub: MCAS Yuma and YPG VA Loans, FHA Limits and Winter Residences
Updated October 2026
A military relocation near MCAS Yuma, a household move to Somerton and a winter-home purchase in the Foothills call for different mortgage plans. Adobe & Arroyo begins with occupancy, eligibility and available cash, then adds property-specific expenses such as cooling, solar obligations and association charges to the payment comparison.
Use VA eligibility without confusing it with employment
Working at MCAS Yuma or Yuma Proving Ground does not by itself establish VA home-loan eligibility. A Certificate of Eligibility documents qualifying entitlement, while the lender separately reviews income, credit and the property.
Eligible borrowers with full entitlement do not have a VA county loan limit, although lender approval and appraisal requirements still determine borrowing capacity. Partial entitlement can require a different down payment calculation.
- Establish the occupancy plan around the move and applicable VA requirements.
- Document military income and allowances the lender can use.
- Confirm whether a funding-fee exemption applies.
- Budget closing costs even when a down payment is not required.
A vacation-only winter residence does not become a qualifying VA primary residence simply because the buyer has military eligibility.
Compare FHA with available assistance
The 2026 FHA floor is $541,287 for a one-unit property. Arizona’s higher Maricopa and Pinal limits should not be substituted for Yuma County’s applicable figure. Check HUD FHA Mortgage Limits before setting the loan amount.
Arizona IDA Home Plus is a statewide assistance option for eligible primary-residence buyers. Depending on the current offering, assistance may reach 4% to 5% and use a forgivable or soft-second structure. Confirm the calculation basis, repayment triggers, income requirements and funding availability rather than treating assistance as unrestricted cash.
Start with the Arizona Industrial Development Authority (Home Plus). Maricopa’s Home in Five, Pima-area IDA programs and geographically targeted Pathway to Purchase offerings have separate footprints and availability; their names alone do not establish Yuma eligibility.
Account for solar and seasonal living
Request rooftop solar documents before underwriting. An owned system may still have financing, while a lease or power-purchase agreement can create ongoing obligations. Debt-to-income treatment depends on the agreement and selected loan rules, not merely whether panels are visible on the roof.
For a winter residence, compare second-home financing rather than assuming primary-residence pricing. Estimate cooling, insurance, maintenance and association costs during months the property is vacant.
Use the monthly payment calculator to compare VA, FHA and conventional scenarios, then request a free quote with the intended occupancy and assistance needs clearly identified.

Editorial Methodology & Primary Sources

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
- Consumer Financial Protection Bureau (CFPB) — Loan Estimates, APR and borrower disclosures; Regulation Z.
- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.
The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
