East Valley Mortgage Hub: Gilbert, Chandler, Mesa and Queen Creek Financing
Updated October 2026
A Mesa resale, a Chandler townhome and a new Queen Creek house can carry similar prices but very different monthly obligations. Adobe & Arroyo helps East Valley buyers compare financing around the property’s actual taxes, association charges and construction status—not just the advertised mortgage payment.
Start with the loan amount, not the list price
Arizona’s 2026 baseline conforming loan limit is $832,750 statewide. That ceiling applies to the mortgage balance, so a purchase above that price can still use conforming financing when the down payment closes the gap. Review the FHFA Loan Limits alongside your proposed loan amount.
FHA financing deserves a separate comparison. The 2026 national floor is $541,287, but Maricopa and Pinal counties have higher Phoenix-area limits. Use HUD FHA Mortgage Limits to confirm the applicable county and property-unit count before choosing a down payment.
For eligible buyers, Arizona IDA Home Plus offers statewide assistance options that can reach 4%–5%, depending on the current loan product. Compare the assistance structure, interest rate and repayment or forgiveness conditions rather than treating the percentage as free cash.
Build an address-specific payment
An East Valley budget should separate costs that otherwise disappear inside a headline payment:
- Property taxes: Arizona distinguishes Limited Property Value, or LPV, from Full Cash Value, or FCV. LPV generally has a 5% annual growth cap, with exceptions for qualifying property changes.
- District charges: Some master-planned neighborhoods include Community Facilities District assessments.
- Association costs: Monthly dues may coexist with disclosure, transfer and working-capital charges at closing.
- Solar obligations: Owned panels and leased systems can produce different underwriting and debt-to-income treatment.
Request the actual tax bill, HOA package and solar agreement. For new construction, budget for the completed home rather than relying on a vacant-lot assessment. Run those figures through the monthly payment calculator.
Prepare for Arizona’s escrow closing
Arizona generally closes purchases through an escrow company, with a deed of trust securing the mortgage. The state has no real estate transfer tax; the $2 Affidavit of Property Value fee is separate from recording, title and escrow charges.
Use the closing cost estimator to organize cash needs, then compare lender estimates using the same closing date and down payment. Moving farther southeast? The Pinal County financing guide explains why county boundaries and district assessments deserve another look.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
- Consumer Financial Protection Bureau (CFPB) — Loan Estimates, APR and borrower disclosures; Regulation Z.
- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.
The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
